Relevant Projects at Spring Line Design

Historic Mansion Initiative, Albany, New York:

  • I am currently working on the Mansion Initiative Project in downtown Albany with The Community Builders Inc. (TCB).The goal of this project is to create affordable housing.
  • The project aims to promote affordable rental housing opportunities for low to moderate- income individuals, families and seniors through flexible financing that supports a wide range of housing types, including new construction, adaptive reuse of non-residential buildings, and preservation of existing housing units.
  • I am working with TCB to create an effective plan to get these affordable housing units constructed. In my role as Project Manager, I have been working with government agencies such as Housing Community Renewal (State Agency), NYSOPRHP (State Preservation Agency sometimes called SHPO with ties to the Federal preservation services); NYSERDA (New York State Energy Research and development, local site/zoning/planning, and Historic Resource Commission (City of Albany).
  • Responsible for determining regulations and other constraints set forth by these local authorities having jurisdiction, apprising the client of them, and designing the work to comply with them.
  • Responsible for negotiating variances with the State, through the City of Albany and with the Housing and Community Renewal agency to allow the project to move forward and still meet the requirements imposed by the various agencies. Worked with TCB to secure funding from Housing Community Renewal which is one of the main funding sources for affordable housing developers., Worked with TCB to secure NYS Federal and State Historic Tax Credits for the project.
  • Produced Schematic Design through detailed construction drawings/documents for the project such that they comply with Housing Community Renewal’s sustainability guidelines.
  • Coordinated with various engineering sub consultants to ensure smooth transition of the project through various stages of design development.
  • Reviewed engineering sub consultants’ drawings to ensure various building systems are cohesive.
  • Worked on Bid Administration of the project that included responding to Contractor’s RFI’s and issuing addenda.
  • My contributions to the project led to me being invited as a panelist at the New York State Historic Preservation conference. New York State Police Station Saratoga Springs, NY (OGS Project):

  • Worked on OGS Fee Proposal for program report, 60% submission, 100%, Final, Bid and Construction Administration Phase.
  • Worked on preparing subconsultant agreements and managed sub consultants through all the phases of the project.
  • Worked closely with New York State Police (NYSP) in designing their 6000sqft Head Quarter Police Station at Saratoga Springs NY.
  • Prepared program reports and studies such that the client has a thorough understanding of proposed scope of work.
  • Prepared detailed Code analysis including state building codes, accessibility codes, local planning/zoning codes, energy codes etc.
  • Provided guidance in selecting materials finishes and systems based on technical properties and aesthetic requirements.
  • Determined design parameters for building engineering systems and prepared design alternates for the client’s review.
  • Oversaw design integration of building components and systems.
  • Worked on the Bid Administration that included responding to Contractor’s RFIs, managing subconsultants and preparing and issuing addenda.

SUNY Ulster Vanderlyn Hall, NY (DASNY Project):

  • The project included replacing 200 exterior windows at the facility.
  • Worked closely with DASNY in analyzing the exterior wall assembly of building such that the proposed windows at the facility integrated with the existing structural system.
  • Worked with the basis of design window manufacturer in selecting windows based on the client’s budget requirements and energy code requirement.
  • Provided detailed construction drawings and managed hazmat sub consultants on the project.
  • Worked on the Bid Administration of the project that included coordinating with window manufacturer, responding to contractor’s RFIs and issuing addenda.
  • Worked on the construction administration of the project that includes managing the contractor’s RFIs, reviewing submittals and issuing Information Bulletins.

Code Reviews on Various Architectural Projects:

  • Provided code review services for projects for the New York State Office of Metal Health (OMH). Review all phases of design from program reports to final stamped documents, including renovations and new work for institutional hospitals, outpatient facilities, and small assisted living residences.
  • Reviewed projects for compliance with the Building Code of New York State, including the referenced ANSI A117.1 standard for accessibility, the New York City building codes, the Americans with Disability Act (ADA) accessibility standards, and the National Fire Protection Association on Life Safety Code.
