Responsibilities include:

  • Create and execute subcontractor contracts and ensure all needed insurance and W9s are accounted for.
  • Organize and compile subcontractor requests per project monthly.
  • Track change orders as needed.
  • Communicate with directors and project managers on any subcontractor correspondence.
  • Pay subcontractors monthly for approved work performed and collect appropriate waivers.
  • Create company AIA PayApp, Sworn Statements and supporting documents for owner, lender and inspector approvals.
  • Build trust between myself and lenders and inspectors per project.
  • Ensure funding is on time and accurate.
  • Weekly check runs.
  • Monthly financials (QuickBooks).
  • TPT tax submissions.
  • Other duties as assigned by CFO.

Hired when the company was expanding from $4M annually to $8M annually, working in 1 region. Currently at $200M annually in 3 regions and I successfully managed my department solo until recently when an assistant was hired to help.
