  • Complete pre-processing or setup of a loan file.
  • APPRAISALS ( Ordering process from start to finish) ** Note: processors will order final inspections
  • EMAIL agents/borrowers information relating to the appraisal status ( using jungo system)
  • TITLE WORK ( Ordering, Uploading, Reviewing returned docs for accuracy, Requesting corrections)
  • IRS TRANSCRIPTS ( Based on criteria- ordering 1040, w2/1099, and/or business transcripts and uploading once returned)
  • USPS/CAD/PROPERTY PROFILES- Pulling a property address via USPS to confirm it’s correct ( if not, research to confirm correct address for file) Also pulling a County appraisal District record of property. And for any Real estate owned properties, pulling a property profile report.
  • FLOOD- Pulling a flood cert on a property to confirm if in flood zone or not. IF in flood zone, use back up method to double check and then if needed, send the flood from to borrower to sign and notify them that flood insurance will be needed
  • ID’s-Verifying and entering Valid Identification for any borrower on the loan or Non Purchasing Spouse
  • VOE- Verification of employment and internet verification of valid company on any borrower whose income is being used to qualify for the loan
  • HOMEOWNER’S INSURANCE- Obtaining correct Insurance provider information from borrower and ordering evidence of insurance. Once returned, verifying the policy has correct property information, amount of coverage needed, invoice or paid receipt, and that mortgagee information is updated.
  • RE-LABELING all initial loan documents saved in file ( to include disclosures, assets, income, tax documents, real estate owned documents, etc..)
  • Save email requests for orders into Shared folder and create PA set up notes to inform processor what has been done on file
  • Update Processing systems/parties screen as needed with select information/documentation to include title contacts, insurance contacts, seller information and realtor information
  • Reading and Interpreting Sales contracts for Purchases
  • Any processor requests relating to above items after they take over the file
  • Automated or 3rd party Funding VOE’s prior to close of loan.

Dancing, reading, crochet, cooking and traveling

I started crocheting just recently. Although I am not very good, i enjoy it very much. I find it quite relaxing and enjoyable, specially in the winter. time. I enjoy reading books, specially books about historical places and historical events. Some books allow me to transport myself to unique magical places from the past. Dancing, is just a good fun way to exercise! I used to be a zumba instructor several years ago and enjoyed all that dancing very much. I am hoping to start doing that again soon.
