· Conduct thorough review of title commitments, addressing vesting issues Sch. A & lien positions Sch. C.
· Order pay-offs, subordination agreements, and surveys while ensuring compliance with title requirements.
· Analyze surveys for boundary outlines and easements, resolving discrepancies when necessary.
· Obtain necessary documentation from borrowers and sellers, streamlining the closing process.
· Schedule closings, prepare Settlement Statements or HUD-1 estimates, and coordinate all transaction details.
· Liaise with lenders, taxing authorities, and other entities to resolve title, tax, or lien issues effectively.
· Draft and review legal documents such as Not Same Person Affidavits to clear judgments.
Provide exceptional customer service, ensuring a seamless process from closing to funding.
· Prepared all loan-closing documents ensuring accuracy for a fully compliant mortgage loan.
· Carefully review all documents for any errors and confirm that pricing and program are correct to ensure loan will be funded.
· Reviewed Case Number Assignment, Title Commitments, HOI Policies, PMI Certification and all loan documents for accuracy.
· Communicate with attorneys, closing agents, and vendors to answer questions and resolve any issues.
· Communicate with title companies to gather all necessary information for accurate document preparation.
· Coordinate scheduling and delivery of the documents before closing with title companies.
· Coordinate the processing of the loan closing proceedings and ensure all loans are closed in a timely manner.
· Review all closing details to ensure compliance with state and federal regulations. Making sure all conditions of the loan are met.

· Review and prepare Initial Closing Disclosure, CD’s, LE’s, Disclosure history and identify compliance violations and over tolerances.
· Fund the loan and handle all post-closing collection of documentation to complete the process.

· Prepares closing loan package necessary for individual loan types in accordance with bank and Investor guidelines as well as Secondary Market commitments and requirements.
· Ensure the timely movement and closing of approved loans through the pipeline.
· Contacts Title Companies, Attorneys, Loan Officers, Processor and Insurance Companies to obtain documentation necessary to close mortgage loans.
· Monitors loan status on continual basis to ensure that timely/qualified standards are achieved
· Advises all parties of any changes or issues that may occur to ensure high quality standards and customer service.
· Performs a pre-closing quality review of loan files prior to releasing the closing package.
· Reviews all preliminary documents to provide from attorney/title company to include, but not limited to: Title commitment, surveys, termite report, Hazard/Flood insurance binder, Deed, Closing Disclosure, Power of Attorney and/or Trust Documentation.
· Completes all disbursement procedures for issuing funds to attorney/title company, any necessary refund checks, and release of escrow monies withheld.
· Respond to and resolved any technical and complex issues that may arise.
· Follow up on any deficiency requests by Shipping and Post-Closing to ensure timely procedures for loan purchasing to the Investors.
· Keep abreast of industry regulations and changes.
· Complying with all federal, state, and local regulatory rules and regulations governing financial institutions, as well as all company policies and procedures
