* Directs and motivates onsite teams to execute Company strategies related to property operations, sales, and lease ups velocity.

* Effectively communicate policies, procedures, and practices to ensure each property meets and exceeds budgeted financial goals and achieves operational performance objectives.

* Develops annual budgets and oversees attainment of budgeted goals by analyzing financial statements and opportunities for improvements.

* Inspects properties, reviews financial, market, and operational reports, and develops and implements appropriate action plans to achieve established operational, financial, and business performance goals.

* Provides leadership to community managers by interviewing, hiring, training, and managing their performance in accordance with Company policies, values, and business practices.

* Promotes client satisfaction and retention by providing timely reporting and ongoing communication about property performance, and responding quickly to client/owner concerns, issues, and requests.

* Analyzes market data, identifies emerging trends, and develops market plans to drive occupancy and revenue growth.

* Responsible for managing all aspects of teams training and accounting for regional director, dispositions teams along with maintaining operations at home asset.

* Responsible for managing all aspects of new construction, from start-up marketing efforts to building stabilization.

* Establish guidelines for units and community phases to fall in line with ownership expectations.

* Develop and meet budget guidelines from lease-up to stabilization, tracking expenses and revenue and adjusting strategies as necessary to ensure financial goals are met.

*Manage all aspects of lease up and construction updates and challenges.
*Collect rent and other charges from tenants while maintaining accurate financial records.
*Respond to resident inquiries, concerns, and complaints promptly and professionally.
*Support the regional manager in overseeing daily operations, ensuring resident satisfaction, and meeting financial goals.
*Ensure leasing team productivity to exceed leasing goals.
*Provide weekly and monthly reporting for asset management.
*Accountable for market surveys and competitor activity tracking.
