HRA Progression: Seasonal Hire - Maintenance Technician - Asst. Maintenance Supervisor - Maintenance Supervisor
- Hiring, training, and team development of seasonal and full time staff (20+ team members varying seasonally).
- Student housing turn - managing and coordinating turn of 350 beds within 14 days.
- Experience in both student and conventional multifamily maintenance management. Largest property consisted of 539 units, 1000+ beds over 30 acres.
- Research, invest, and implement new procedures, products, and routines to increase community efficiency and operational performance.
- Maintain and monitor million-dollar annual maintenance budget, implementing financial goals and guidelines.
- Assist in variance reporting for budget discrepancies.
- Local travel to oversee supervisor training and emergency turnover assistance.
- Gather and provide bids to management for Capital and Rehab projects, community improvements, and restoration efforts.
- Experience with large scale fire and flood restoration.
- Hands-on project management - both in-house and vendor coordination for small and large scale projects. ($300k+)
- OSHA safety agency compliance. Coordinated with vendors for safety compliance including fire inspections, backflow testing, and pool certification.
- Certified Pool Operator.
- Hands-on electrical, paint, plumbing, carpentry, HVAC, and other trade work throughout apartment community.
- Extensive experience in superior customer service to handle conflict resolution and increase resident retention.
- Working and scheduling on-call maintenance efforts and after hours emergency services.
- Coordinated preventative maintenance efforts throughout communities: Roofing, parking lot, seasonal inspections within apartments.
- Responding to resident service requests - maintaining responsive timelines while keeping repairs within budget.
