PARTIAL LIST OF ACHIEVEMENTS
• Construction Defects : Successfully investigated in more than 7000 Residential and condominium units through multiple companies, additionally to other type of projects, such as industrial and hospitality projects through both visually and invasive testings. Documented findings provided enough information for the Legal council to successfully settle most of the cases out of Court.
• Balconies : Investigated approximately over 600 balconies in a single HOA’s encompassing approx. 300 residential units project, to determine their integrity in compliance with the SB365 State Law, in anticipation of its enforcement by year 2025. Findings required an exceptional number of structural members to be either reinforced or replaced, presenting an expensive degree of repairs action which the HOA’s decided to undertake the repairs on their own.
• PM-CM : Identified errors in the structural Design of the roof system of a multiple industrial buildings in a industrial project “La Frontera Industrial Park”, in Tijuana, Mexico. I determine that the supporting beams may have been undersized, recommending the design review of the structure, which confirmed my concerns, recommending replacing the undersize beams from WF12x55 to a WF14x45 for a 55ft span, avoiding the failure of the roof structural beams due to the potential deflection at the connecting nods, at the same time reducing the structural weight by 15 % with a substantial financial savings.
• PM-CM Superintendent Assistant : Provided a technical solution to a repeated cracking of a 15x150 ft demising wall a the Scientific Atlanta Laboratories, in Sabre Springs, San Diego,CA. Work was constantly disrupted by the repeated repairs, recommending the installation of a control joint, the action solved the problem ending the continued cracking and work interruptions.
• Investigated the improper application of a waterproofing systems to a planter box in a Medical building, injuring several employees, requiring for one employee to be interned for over nine days into ICU due to the injuries. Additionally, the building had to be closed by HAZMAT due to the injuries sustained by the personnel. Such injuries became irreversible, requiring for the employee to become on permanent disability. During the course of the investigation, It was learned that neither the contractor, or the property management company reported the incident to OSHA, having the parties being fined by the agency for failing to comply with the Workers Compensation Law. The case was settled through their insurance company for 1.5 million dlls out of court. Additionally, the owners sustained losses from having the building un-occupied for several years with the obvious financial losses which ranged in excess of 5.0 millions of dlls.
• Investigated the improper application of an epoxy repair system to a bathroom shower enclosure, where the contractor failed to provide a containment area prior to the spraying so it would not affect the remaining open areas. Due to the negligence by both, the contractor, and management, the tenant took upon herself to clean up the unit. Unable to identify the typical clean-up procedures, such as the use of masks, garments, and other protective tools, as result from the spraying contamination, the tenant sustained injuries by inhalation of airborne toxic chemical dust attached to the surrounding surfaces. This action required for the tenant-owner to be interned into an ICU due to the injuries sustained from inhaling airborne dust which the contractor failed to control through the containment of the areas, and the management for failing to the clean-up. This is an ongoing litigation case .
