As an ideal candidate for the next Chief Appraiser I would be a visionary leader with an open, transparent, respectful, collaborative management style. I gather and verify data for real commercial, residential, and vacant land property to develop a USPAP Appraisal
I measure structures, physically inspect the exterior and interior of the property
I then compile and analyze that data to conduct ratio studies and other models to project and assist in the determination of reappraisal values
I determine and correct physical, functional, and economic characteristics between digital imagery and property record data
I appraise real commercial property using generally accepted mass appraisal techniques to arrive at market value
(Income, Sales Comparison, and Cost Method) I apply scheduled values and depreciation to all real property; deviating from schedules when warranted based upon the individual characteristics that affect the property’s market value
I prepare records for data entry to ensure proper value is placed on each account
In a team effort we develop valuation models from raw data to develop ratio studies.
