To exercise project leadership over a crew of maintenance and construction workers; ensures completion of a variety of installation, maintenance and repair work involving treatment plant maintenance; maintain records of mechanical-related repairs and preventive maintenance on facilities and installations; perform repair, rebuild or replace mechanical equipment and machinery such as compressors; sewage pumps, and gear reducers; hoses downs, pumps out and repairs aerations tanks, sedimentation tanks and chlorine contact tanks, operates a boom truck; specifies and reviews work procedures; provides instructions or training to maintain efficiency, safety and technical adequacy; builds and places forms; mixes, pours and finishes concrete work; perform minor painting of buildings and equipment; operate equipment such as wheel loaders, trucks and backhoes; read and interpret plans and blueprints; maintain a preventive maintenance, personnel and vehicle records, coordinate work orders between multiple crews, operate a computer to utilize Districts’ maintenance programs; and perform related duties as required. Locate Districts assets through Wam and oracle ,input time ,leave requests ,work orders and service requests . Hot work permits ,confined space entry ,OSHA regulations.

Locate properties for purchase or lease using multiple resources for buyers ,The use of plot and tract maps for vacant property . Listing Properties for sellers making sure I get top dollar for there properties . Communicate the needs of buyers and sellers in regards to the current real estate market with negotiation of real properties at fair market value .Make sure buyers have preformed there due diligence of property , Full execution of purchase and lease agreements . Property management , Checking title for ownership , easements ,deeds of properties for buyers and if their are improvements to properties with permits through a title check , brokers price opinions (BPO's) , comparative market analysis ( appraisals) ,making sure buyers are getting competitive interest rates, Real estate purchase agreements are that are properly executed ,quitclaim deeds, and addendum's .Extensive knowledge of universal building codes ( ubc),plans and permits .Working together effectively with lenders, escrow and government workers ( HAP programs ) to close on properties in a timely manner .

Lead Wastewater Plant Mechanic. Read and understand drawings, specifications and sketches. Communicate effectively, both verbally and in writing. Exercise technical and functional supervision among wastewater staff. Plan, prioritize, assign and review work of staff. Responsible for predictive and preventive scheduled maintenance. Mechanical repair, replace and installation of equipment and machinery at the treatment plant. Preformed daily rounds and keeping daily logs of equipment functions throughout the plant .Maintenance included city wide lift stations , WRP centrifugal pumps; submersible pumps, piping ,stationary engines ,control systems ,cooling systems, gear drives ,electric and gas driven motors, low pressure blowers, digester units , air ; gas compressors, valves ( gate ,ball ,globe and check valves ) ,drive lines, u joints, pumps, bearings ,couplings , shafts , lip seals , mechanical seals, packing, chlorination stuffing boxes . Use of various hand, pneumatic and power tools, pipe threaders and, dies, Design, lay out and construct modifications; cut, fit and install various steel and aluminum. Requisitions for supplies, equipment or tools. Operate heavy equipment (3-1 front end bucket, front end loader, 10-ton dump trucks and Vactor. Assist in training of safety classes and lower-level maintenance instruction. Set up tasks and activities of work orders. Estimate material, equipment and labor requirements. OSHA regulations for safety of crews.

Complete accountability for 10 man work crews , operated various equipment such as; Graders ,scrapers,10 ton dump trucks , front end loaders , fork lifts, back hoes, water trucks .Served on emergency service crew for base identifying possible emergency situations such as gas leaks ,watermain breaks, sewage spills .
