  • Risk Management: Inspected the property daily and issued work orders for items that posed a potential threat for injury and safety.
  • Administration: Generated more than 75% of all written correspondence to homeowners including lobby postings, CC&R violation notices, disciplinary hearing invitations, and results of Board meeting letters. Managed, improved, and enforced the homeowner renovation approval process, presented applications for Board approval, and inspected completed homeowner renovations for compliance with approved plans. Prepared materials, reports, and proposals to the Board of Directors at Monthly, Special Session, and Working Session meetings. Assisted with the planning and execution of 13 Annual Meetings.   • Project Management: Managed the following projects within budget from RFP to completion: repair of several units’ concrete patio slabs; replacement of several units’ balcony support beams; replacement of several lobby intercoms; re-building of a 3-unit stack of balcony wing walls; re-build of year-round indoor hot tub; replacement of all pool heaters and filters; structural re-building of 3 units whose owners had removed load-bearing walls without permit or approval; replacement of two 5-story elevator jacks; installation of electronic key access system to 6 bike rooms; and replacement of resident/staff I.D. card software system. Scheduled, coordinated, and conducted access into over 300 units/yr for annual fire alarm testing resulting in a 60% cost savings.
  • Vendor Management: Interviewed, hired, directed, supervised and issued purchase orders to the following vendors: Pool, locksmith, plumbing, and elevator.
  • Projects included: Cable TV delivery system upgrade to all 1,249 units; replacement of all six residential building roofs from tar & gravel to vinyl membrane; re-paving of four low-rise covered parking garages and five streets; elastomeric painting of all six buildings; upgrade of hallway pull-station fire alarms to state-of-the-art intelligent monitoring heat and smoke detecting and egress sprinkler system in all units and common areas; renovation of 27 lobbies and five miles of hallway carpet, lighting and all unit door treatments, the replacement of the three-block long property fence, and the complete re-build of the main 100,000 gal. pool, spa, and deck.
