RO is a subsidiary of Obayashi Corp. a top 10 GC worldwide. At RO the jobs are run lean. Superintendent is responsible for the entirety of onsite work, to create a feeling of trust with the owner. Driving quality work, while maintaining budget, and the schedule. These projects include a large number of owner and design changes during the process that need to be integrated, allowing multiple opportunities to provide an excellent customer experience. My current project is a wood frame on single podium 100 unit apartment project 18 months 55m-60m.

• Detailed project schedule updates, noting delays, causes, and likely cost vs time estimates for changes/issues.
• Identify, vet, write and review RFI/ change order requests.
• Scheduled subcontractors, consultants and vendors to coordinate completion of jobs and tasks.

My work with Swinerton started with running a specific part of a larger project. Eventually working my way into running small stand alone projects 1-3m, after several of these small projects I was moved to larger 10-15m projects.

• Create outstanding customer experience by creating a safe site, heading of issues before they impact the project timeline, maintaining the highest quality standards.
• Mentor and foster and set the example for PE/PM/Foreman. Sharing Swinerton's policies and protocols, and help them understand the realities of the work and the people involved.
• Work with PM and Scheduler writing baseline schedule. Input weekly updates of Baseline schedule. Created and maintained of excel based 3 week look ahead.
• Compiled daily reports, detailing activities, outlining project progress, tracking labor force numbers.
• Led project OAC meetings accounting for site progress and potential delays. Chaired weekly trade partner meetings to solve site issues prior to them becoming a schedule issue.
• Conduct walk-through with clients prior to project close, completing signed punchlists and answering all questions.

Valli is a boutique contractor specializing in Automotive dealerships. Tilt wall, steel skeleton, wood frame and hybrid systems. Projects scope included new construction green site, to lift up skin changes for marketing upgrades.

• Maintained company safety logs and walked site regularly for compliance.
• Maintain forward progress on site with significant owner initiated changes, update schedule track owner delays
• Continuously inspected job sites for observation of safety protocols by staff and subcontractors.
• Performed regular job site observations to provide direction for general contractor personnel and subcontractor laborers.

• Wrote and implemented master schedule with PM, logged updates and created weekly 3 week look -ahead schedules.
• Worked bags on with GC, and trade partner personnel as need to continue progress per schedule
• Worked with DSA inspectors, architects, and district personnel to correct problems quickly.
