Summary

Project management can be an uphill task for some, however, it is achievable by applying the following:

Complete the project within time, cost and of high-class quality. These may be achieved by setting realistic targets clearly displayed on a Gantt chart.

Key performance indicators (KPI). These are the most important quantifiable measures of progress toward the intended outcome. Setting daily, weekly, and monthly targets and monitoring them to keep the project on track.

The procurement team purchase exactly what was designed, and ensures it is delivered in time for use. This means the lead time is to be calculated to avoid delay in the project completion.

Using the NEC suite of contracts for subcontractors and ensuring acts of God are explained and agreed. Be aware of PESTEL ANALYSIS, this could have an adverse effect on the project in the event of a political, environmental or social issue arises.

Motivating the staff, is important, by so doing bring out the best in them.

Communication with all stakeholders, at an agreed timeframe, keeps all informed.

An analysis of one strengths, weaknesses, awareness and threats (SWAT) better prepares the manager to deal with the future

Project Manager

True Power Electrical
2014.11 - Current
  • Successfully managed the rebuilding of the Home Gas LPG plant on Walkers Road in Grand Cayman. This was a 480/277V 3 Phase parallel 500A supply, with a lot of electronics.
  • The main duties were to manage the day-to-day activities of True Power electricians. Review the electrical drawings for errors, and instruct the designer to make the corrections. Review a second time before it is submitted to the Department of Planning.
  • Supervised the lifting and crane into position of the Motor Control centre MCC. Installation of the main disconnect, the automatic transfer switch (ATS), the SCADA panel, transformers and the seismic switch.
  • The Installation of the ground ring around the main building, and grounding of all the motors, conduits and draw boxes.
  • Installation, documentation and testing of the sacrificial anode and cathodes around the LPG tanks to prevent rusting
  • Coordinate with the Chief Electrical Inspector at the planning department for out-of-hours plan review on the weekend.
  • Submit electrical inspection for conduit work, switchgear installation, grounding and bonding installation.
  • Do all my electrical tests before the final inspection, these include:
  • Insulation resistance between live and live, live and neutral, live and ground and neutral and ground. The reading shall not be less than 2 megohms. This test is to ensure there is no contact whatsoever between these wires or a leak to the ground. There is also the parallel test both phases should read zero (dead short) another test was polarity, and also to ensure the circuit # corresponds with the description on the drawing and panel schedule.
  • The test equipment used was the Fluke 1587 Insulation meter.
  • My Hourly rate for this project was CI$65.00/h
  • There are many other jobs completed by the company that are too much to to include here.

  • Doing all types of locksmith work, including writing master key programs making original keys and duplicates, disassembly locks and replying to the new system.
  • Open residential and commercial doors and make new keys.
  • Supply and install keypad electronic locks. Open vehicles and make new keys if necessary. Drill safe deposit boxes at the bank. CIBC
  • These are just a few of the day-to-day activities

The main project with this company was a three-floor residence. Duties included reading and investigating the electrical drawings for code compliance. Do a bill of quantity for the project, purchase the material, do the work and supervise the other workers.

Coordinate with the owner, the project manager and the employer on the process of the project.

There are other smaller projects completed with this company.

This project was a five-story office block with, if memory serves correctly it was a 3000A supply. The position was second in charge to the electrical project manager.

The duties were similar, however, there were some mistakes by the building contractor. When he was made aware of it, he questioned my ability. He had to make the embarrassing changes as I was correct.

Carpentry repair:

This includes removing roof shingles and plywood. Installation of new plywood, ice and water shield. A new form of roof covering (standing seem) was installed by the roof contractor.

Electrical Repair

Remove breakers from the electrical panel that was flooded. Remove outlets and use fresh water to flush the conduit, blow out with compressed air Install new outlets and breakers.

The plumbing section was not as popular, however, quite a lot of work was done in the area.

  • Performed regular maintenance on plumbing systems to prevent costly future repairs for customers.
  • Inspected sewer systems including the manholes by the Tennis court block and by 2151.
  • Inspecting all the water pipes on the roof, schedule and effect repair when necessary
  • Use the steam hose to clean the main bar manhole and the urinals in the male bathroom in the dining area.
  • Perform plumbing repair in the kitchen, laundry, guest room and other areas when necessary.

  • Suggest health and safety issues that were present and ensure they were implemented. The rings around the ladder to the roof and the glass by engineering were two notable suggestions. It is my understanding the glass by maintenance saved lives as the boiler blew out once.
  • This same thing happens in Rio Montego Bay killing an employee.

Reason for giving up the position.

There was not much time to do my extra work. The salary increase was not equivalent to being a plumber / locksmith and my extra work on the road. It was not adding up, so I returned the position, and went back to be a plumber and locksmith. In addition, I am a hands-on person, it was eating me out, and I enjoy challenges.
