Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions.
⁃ Conduct periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, indicator lights, etc.), and periodic testing of the equipment. These systems include, but are not limited to; air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling plant and all plumbing system components.
⁃ Respond quickly to emergency situations.
⁃ Perform and/or oversee electrical and plumbing repair and troubleshooting and perform and/or oversee water treatment and testing.
⁃ Be responsive to tenant complaints in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems.
⁃ Coordinate maintenance efforts with outside contractors and technicians when work cannot be performed in-house. Coordinate contractor, tenant and management approvals for work orders that require the use of an outside contractor.

• Installs, services, and repairs electric motors, heaters, coolers, refrigerators, and other related equipment using various hand and power tools of the maintenance trades
• Replaces fuses, light bulbs, circuit breakers, electric switches, and other electrical equipment following electrical specifications.
• Repairs broken furniture or building fixtures using carpenter's hand tools and power equipment
• Performs building and/or masonry repair such as preparing cement, installing reinforcing steel rods, patching and finishing cement work, and replacing damaged masonry.
• Performs grounds’ maintenance such as mowing and trimming grass, grading roads, pesticide application, and removing snow.

• Monitor all tools, equipment and machinery for needed maintenance
• Establish and enforce operating procedures and work standards that will ensure adequate performance and personnel safety.
• Monitor lawn and landscape quality and perform seeding and aeration (removal of small soil plugs from the ground)
• Perform grass fertilization, mulch and fertilize flower beds, and prune and trim small trees and shrubs

• Tend machines that pump concrete, grout, cement, sand, plaster or stucco through spray-guns for application to ceilings and walls.
• Lubricate, clean, and repair machinery, equipment, and tools.
• Installation of electrical, plumbing, and ceiling tiles on site.
• Apply caulking compounds by hand or using caulking guns.
• Mop, brush, or spread paints, cleaning solutions, or other compounds over surfaces to clean them or to provide protection.
• Operate jackhammers and drills to break up concrete or pavement.
