Performing scheduled preventative maintenance and repairs on all building equipment such as during both normal work hours and weekly on-call rotation such as:
- HVAC monthly preventative maintenance as well as daily monitoring and repair of all building air handlers, roof top units, ductless splits, boilers, heat pumps, poolpak, and booster fans using Automated Logical Controls WebCTRL computer program to monitor all aspects of each building to maximize efficiency. Monitor and repair low voltage controls such as VAV controllers and boxes, damper actuators, high/low static ductwork sensors, thermostats/humidistats and many more. Inspect and repair/replace resident's individual magicpak units consisting of a furnace and 2.5ton packaged air conditioner.
- Generator monthly full load tests with detailed reports on both natural gas and diesel systems. Monitoring and testing emergency power and backup batteries and UPS servers.
- Fire and sprinkler system inspections including daily monitoring of each buildings main fire panels and diagnosing and troubleshooting system troubles and supervisories as necessary. Daily records of sprinkler risers wet and dry system and monitoring dry systems compressor to avoid cold weather emergencies. Monthly inspections and/or repairs of fire doors and exit doors.
- Pool and Spa monitoring and recording daily chemical balancing as per Department of Health regulations three times daily. Troubleshoot and repair pool pumps, pool sand filters, multi-port valves, chemical injectors, pool lighting, and chemical auto feed sensors and motors.
- Resident life safety alert programming and weekly/monthly monitoring as per Department of Health regulations. Program PERS call buttons assigned to residents with daily monitoring of signal communication from locators and repeaters. Programming and monitoring permanent ankle straps as as well as exit door alarms for wander alert program for dementia residents.
- Apartment flips and remodels done in a timely manner. Monitoring apartment due dates with in-house team or contracted project manager with quality checklists.
- Manage small group of facilities team members and delegate work orders through TMS according to skill level and priority. Detailing neat and well written PM and work order completions as well as generating POs through AriettTouch for company records. Managing inventory and ordering stock as needed while following monthly and annual budget. Scheduling service requests from and meeting contractors as needed for necessary repairs. Meeting vendors and suppliers for parts and supplies. Restocking supplies, parts, and tools from local vendors with company card.
