To Whom it may concern, My name is Ray Leach. I am a Building Operation Supervisor for BCPS. I have been in a leadership capacity for over 15 years. My greatest joys and accomplishments are my family and the relationships I have built with others through work and community services. I enjoy achieving and helping others to achieve personal and professional goals. In my spare time I work with Law Enforcement Agencies, Men's groups, and youth programs. I'm currently working on a non-profit to enable young men to be well-groomed for success. I believe that the skills and training I have acquired would prove to be a valuable asset to your department. I believe that excellence is the greatest goal to work towards. I am sure that these skills and passions can be a powerful asset to any establishment that desires to move forward in leadership.   • Inspects and maintains all mechanical equipment to ensure a safe and comfortable environment.

    Performs a broad range of preventive maintenance functions and makes minor repairs and adjustments to HVAC equipment and controls. Changes filters. Greases pumps. Lubricates motors. Changes and adjusts belts for all HVAC equipment.

    Oversees the operation of a wide variety of HVAC equipment such as boilers, air handling units, pumps, chillers, cooling towers, and direct expansion cooling systems. Inspects equipment. Checks settings and gauges. Maintains records of equipment inspections, operations, and preventive, scheduled, and deferred maintenance.

    Identifies equipment deficiencies and notifies appropriate staff when repairs are needed. Submits work order requests and coordinates activities with centralized maintenance staff.

    Maintains all temperature control systems, primarily including pneumatic and direct digital control (DDC) and diagnoses problems.

    Cleans roof-top air conditioning units, univents, air handling units and all other heating, ventilation and cooling units as necessary.

    Do quarterly air-filter changes Train building service workers as necessary in completing air filter changes and general HVAC preventive maintenance.

    Responds to emergency calls 24 hours per day, 7 days per week.

    Routinely checks HVAC system operations to ensure efficiency and compliance with technical orders.
  • Climbs ladders, crawls, bends, and stoops to access HVACR systems.
  • Meets with maintenance personnel, contractors and school administrators to review work.

    Performs other duties as assigned of similar scope and complexity.
