Reconstruction Project Manager

Paul Davis Restoration of Tacoma

As a Restoration Project Manager, I am responsible for the estimating, budgeting, material selection, build out and completion of 30-50 projects at a time ranging from $350,000 fire rebuilds to $2,000 drywall repair after a leaky faucet. In the last physical year, I closed out $1.35 million in project revenue with an average of 39% gross profit. My responsibilities and duties include but are not limited to:

  • Creating estimates along insurance guidelines and working the estimates through final approvals with the insurance carrier.
  • Utilizing Matterports to create estimates.
  • Generating job scopes to assist engineers’ blueprint creation to submit for permit approvals.
  • Work with the City/County from rough-in to final approvals for complete re-builds or any projects with structural damage or structural changes to the original template of the house.
  • Converting the approved estimate into work orders to calculate how much is allocated for the material and labor budget.
  • Creating project timelines and braking them down into the different construction phases, start dates, end dates, arrival times and inspections if they are needed for the project.
  • Working with clients and sending material options within their budgeted allowance and aesthetic preference.
  • Composing self-pay estimates for any upgrades or additions to the original budget or scope of work.
  • Finding and vetting subcontractors to work within insurance pricing and the project budget while producing a quality product.
  • Managing and training in-house construction technicians and all new reconstruction managers.
  • Formulating and sending labor costs, material costs and job scope to subcontractors to negotiate the completion of the project within budget.
  • Scheduling site visits and walking through with clients during the project and at the end to create any punch list if needed while checking all work done to ensure a quality product.
  • Creating and sending a payment schedule to the clients so they are ready to pay once milestones are finished during the construction process.
  • Reviewing and approving all payments for the project including a financial audit after the project is completed to find any areas to improve upon if needed.
  • Encourage satisfied clients to fill out a Google review to increase the virtual presence of the company.

Construction Superintendent

As a Construction Superintendent I oversaw and was responsible for the construction build out side, of a design driven remodeling company. My responsibilities and duties include but are not limited to:

· Created the constriction procedures and protocols to help keep employees accountability and increase company efficiency.

· Create a project timeline for the homeowners before the start of every project.

· Informed all homeowners of day to day operations and schedule changes.

· Worked with home owners to create change orders on anything they would like worked on, outside the original scope of work.

· Schedule all subcontractor's and wrote the schedule for up to 7 employees.

· Ensured the all employees and subcontractors have the information needed to complete their work.

· Oversaw all sites to ensure work has been completed correctly and on time.

· Oversaw up to 7 people and 4 active sites a day.

· Trained new employees any tasks they are not proficient in. Installing windows, doors, floors, light fixtures, trim, cabinets, framing techniques, exc. Anything they have not yet learned to install or build.

· Trained new employees to take on Lead/Forman positions.

· Worked on site, as a Lead/Forman, when needed to complete the work on schedule.

· Led a crew, in framing and building 2 additions, without blueprints, from foundation to finish.

Lead Carpenter

As a lead carpenter my duties range from assisting other job sites as needed to overseeing the completion of additions from framing to finish. My daily responsibilities include but are not limited to, working with the home owners to form their remodeling vision into a finished product they will enjoy, creating site material list, running the crew on site, and working with the Construction Manager and subcontractors if needed on site. Projects I worked with while at this company include:

  • Pouring concrete stair landing 10'x6".
  • Drywall hanging and taping.

  • Adding additions: Managing and aiding subcontractors, framing duties (after initial structure was built), all trim work, ensure everything is up to code, and working with RM inspectors.
