When the property management contract between RPM Company and City of Palm Desert ended on December 31, 2023, my employment was transferred to the new property management company, Falkenberg-Gilliam and Associates started January 2nd, 2024. My duties remain the same as listed below as the Certification Specialist with RPM Company.

• Certification Specialist with duties involved in overseeing managerial duties focused on the review and approval of files for annual recertification, new applications for residency, interim and emergency recertification to ensure compliance with the affordable housing program; working closely with the Vice President and Property Managers in the smooth running and operation of the affordable apartments owned by Palm Desert Housing Authority; collaborating with Property Managers, Assistant Manager and Leasing Consultants to provide assistance and support with recertification questions, Onesite issues and tenants complaints; training new and current Leasing office staff to familiarize with the Affordable Housing program, accurately complete all lease paperwork and follow established policy and procedures as outlined in the Administrative Plan and Title 25; cooperating with vendors in continuous effort to benefit the Energy Saving Assistance program offered by Southern California Edison; evaluating various documents for compliance; reviewing proper insurance documentation, business license for new vendor set-up and renewal for existing vendors; compiling monthly project reports for submission to the Palm Desert Housing Authority.
• Prior to my current position as Certification Specialist, I served as the Property Manager at senior affordable housing, Las Serenas Apartments for almost 2 years and the Assistant Property Manager at multi family housing, One Quail Place Apartments.

• Mortgage Broker Assistant with duties involved in opening escrow and title in a timely manner; distributing preliminary reports; ordering appraisal and credit reports; requesting pay-off demands; maintaining customer database and loan files on Calyx Point and Goldmine; ordering and monitoring rate sheet on daily basis; assisting Mortgage Broker and Loan Processor to ensure accurateness and completeness of loan packages; providing customer assistance over the phone.

• Operations Manager with duties involved in all customer care interactions which includes the entire post acquisition customer pipeline, from new customers, to bids accepted and keys exchanged on both the buyer and seller sides; monitoring daily operations of the company to ensure customer satisfaction by continuously fine-tuning the existing system and procedures; managing finances of the company covering Account Payables and Account Receivables; generating monthly cash-flow and budget report to the management using Quickbook; supervising vehicle listings on database; creating advertisement emails on weekly basis.

• Senior Account Manager with duties involved in promoting, evaluating and recommending new lease business opportunities for Caterpillar heavy equipment; performing customer site inspection to determine project feasibility; participating in all credit activities including reviewing client’s financial statement and balance sheet; completing credit application for consideration and approval by the Credit Committee; working closely with Caterpillar Finance and other investment lease firms on Syndicated and Subordination lease projects; arranging signing of the formal lease contracts; monitoring of customer repayments; maintaining excellent account relationship and dealing with all customer enquiries.

• Management Associate with duties involved in improving the quality of management information to increase department productivity; developing and implementing new credit policy procedures; working hand-in-hand with Marketing department to provide the best service to customers.

• Market Research Analyst with duties involved in identifying growth product lines by conducting market segment studies; analyzing environments and current status of information industry to support business planning activities; making recommendations to management on product development and marketing.
