  • Track all REVISIONS to contract change orders, plans, re-stakes, revisions to engineered foundation, framing, and take-off
  • Create Building Specifications based on options for bidding purposes & construction
  • Finalize budgets
  • Order ResChecks, Manual Js, Load Calcs, Warranty Deed for Septic, permitting, HOA submittals
  • Request all bids required to start (lot clear, excavation, foundation, electrical, plumbing) and issue purchase orders
  • Create all purchase orders for items that do not require bids or selections (inspections, propane, site work, house cleans, trim labor, paint, etc.)
  • Request remaining bids required for construction (well, septic, exterior doors, interior doors/trim, masonry, sheetrock, fireplace, roofing, HVAC, frame labor, frame material, trusses, insulation, etc.) and issue purchase orders
  • Create purchase orders (POs) from approved client selections
  • Create daily Variance Purchase Orders (VPO) as requested, primarily from construction
  • Answer questions from Trades concerning all things Purchasing (sending/revising/updating POs, etc.)
  • Provide pricing for all pricing requests (non-standard options) from Sales for homes in Plan Design
