This multi-phase tenant improvement project encompassed 100,000 square feet spread out over five floors in a high rise building. The bottom floor was composed of a newly refurbished kitchen, cafeteria and gymnasium. The three middle floors housed general office space and conference rooms with full A/V capabilities and featured wood paneling, new carpet and a mix between exposed wood ceiling and T-bar acoustic tiling. The fifth floor contained executive office suites and a large conference room featuring a custom U-shaped conference table. This specific floor was constructed with many high-end finishes including veneer millwork and a combination of specialized recessed and pendant lighting. The newly constructed offices were fitted with operable partition doors and full-height glass storefronts.

30,000 square foot project that included complete demolition and rebuild of one full floor and selective demolition and remodel of three other floors. Two floors were fully occupied during construction requiring phasing of work, off-hours construction. All floors received completely new finishes including floor, wall, ceiling and lighting change-outs.
Jones Day

185,000 square feet of distinctive law space consisting of six floors with a grand stairway, a conference center, extensive use of condensed filing, and a 2,500 square foot data center. The upper two floors featured elevated ceilings and the interior design incorporated extensive use of millwork, stone, and glass.

Manhattan Beach
A 72,000 square foot tenant improvement project encompassing three floors of renovations. The space was composed primarily of open work areas and designed with vibrant colors to encourage employee collaboration. The interconnecting decorative staircases linking the three floors featured bronze and steel cable wall weaves which were further highlighted by concrete floors polished to a high shine. Branding also played a key part in the design and was accomplished via a prominent set of logo walls on the first floor and by millwork display niches and elevations of bronze cladding throughout the rest of the space. Construction also included a manufacturing area, multiple private offices equipped with steel and full-height sliding glass doors with ladder pulls, and two pantries featuring bar countertops, stainless steel appliances, and ceramic tile backsplashes.

Consolidation of two branches into a 10,000 square foot space in the Gas Company Tower to serve as a private banking center. Imported marble flooring, a Jerusalem stone feature wall in the lobby, and finely detailed ceilings were just a few of the impressive features of the new space. Custom designed millwork, glass fronted conference rooms, and a comprehensive security system all required the highest attention to detail. Scope was closely coordinated between HBC and the architect due to multiple long lead items, such as the custom designed conference table in the main conference room and the high security glass doors that open into the elevator lobby. The bank opened on schedule and was completed within budget thanks to great efforts and collaboration between team members throughout the project.
The Cheesecake Factory

Full build-out of 17,000 square feet of corporate office space for the popular restaurant chain. The project included the addition of new executive offices, reception areas, and a conference center that featured high-end millwork paneling throughout. Scope had strict budget requirements and was completed in 17 weeks.
Quest Diagnostics (Specimen Management & Storage)
Santa Clarita
The state-of-the-art SMAS facility houses millions of clinical test samples in over 300 subzero freezers. Through the two phase construction process, a flex office/warehouse facility in Santa Clarita was outfitted with better than 250 tons of new air-conditioning and 4,000 amps of power to support the new additions. The facility upgrades required upsized services from all major utilities (Edison, DWP, and Gas). In addition, the roof was fully upgraded to carry the weight of 250 tons of new HVAC. Interior and exterior ADA upgrades were completed, including the complete re-work of all entrances, ramping, parking, and the installation of a new one-stop elevator. A 1750kW genset was installed onsite to satisfy emergency power requirements, specifically to maintain the freezers within the required temperature range, and provide additional power to the new 1,500 square foot laboratory. Approximately 23,000 square feet of general office space was refurbished including complete gut and re-do of four restrooms.
Latham & Watkins

385,000 square feet of high-end corporate space. This 13-floor build-out features the addition of an elevator and a floating mezzanine to an existing Class “A” high-rise office building. The high-end finishes consisted of extensive millwork, special glass and stonework. The project also included two 3-floor interior stairways, extensive structural steel, conference center, core restrooms, and a cooking kitchen/cafeteria; all completed concurrently with the lobby build-out.

Quest Diagnostics (Clinical Trials)
Valencia
The clinical trials project consisted of work on three floors, a roof penthouse, and the exterior of building. The project required reconfiguration of several labs as well as upgrading the exhaust system and adding DI water, CO2, Nitrogen, Argon, Helium, industrial hot and cold water and vacuum lines throughout (majority of labs were classified BSL2). Also included in the scope were installations of walk-in refrigerators, emergency electrical panels and distribution, and relocation of lab benches. The new space required all new sinks, electrical feeds, and lighting fixtures. Exterior work consisted of a new receiving canopy, several bollards, and ADA upgrades.
