  • Served most recently as an Office Building Manger II at the Franchise Tax Board Facility, a seven-building office complex including a separate warehouse facility and central utility plant. Responsible for supervising and planning the work of a large staff engaged in the custodial operations and maintenance for the state-owned and occupied buildings and grounds for approximately 1,810,000 sq/ft in accordance with the DGS Facilities Management policies and procedures. Position responsible for customer service oversight and for assisting management and administration of the operational budget. Highlights include: Significant contract administration experience to include contract administrator certification in order to engage in the following: creating scopes of work and developing service contracts, seeing them through the bidding process to execution/award and thereafter tracking and managing vendor/contractor performance, ensuring work completion and proper invoicing and approving payment for services rendered. Supervising project management of contracted services and capital projects to include tenant data center modernization upgrade, ESCO energy efficiency project (LED lighting upgrade, building envelope treatments and central plant equipment modernization). Coordinating other site projects such as parking lot gate redesign/replacement, water intrusion remediation, Split A/C system replacements and ongoing modernization of site fire alarm system. Conduct all aspects of hiring and evaluating staff performance to include conducting regular employee evaluations and taking or recommending appropriate action as needed with the constructive intervention unit. Preparing service contracts and requisitions for fuel, equipment, and maintenance items. Responsible for the clean, safe and orderly condition of boiler rooms and related equipment rooms. Direct the keeping of records to assist in preparing reports for oversight agencies such as: SMAQMD, Cal-Fire OSFM, Sacramento County Environmental Management, Cal OSHA etc. Secondary responsibilities include conducting daily morning tailgate meeting, utilizing contracts to bring in vendors to perform all work that cannot be accomplished in-house, oversight of materials and supplies requisitions submitted by the Chief Engineer I, providing direction and project management assistance for the multiple capital improvements happening at the FTB Site on a continuous basis. This work includes attending and contributing to project meetings, scheduling and coordinating work of contractors, review of plans and blueprints, schematics, scopes of work and sequence of operations.

  • While assigned to the Cal-OES Headquarters Facility in Mather CA as a Chief Engineer I, Responsibilities included all aspects of facility maintenance including lighting, electrical, plumbing and fire alarm systems. Restored central plant and HVAC controls to top operating condition and worked closely with Cal-OES Facilities personnel to complete other renovation and upgrade projects on site. As the sole maintenance person at the Cal-OES facility, the duties were extremely varied. Transferred back to the Franchise Tax Board in January of 2019 in the Chief Engineer I classification through the Post and Bid process. Primary responsibilities are working in a lead capacity to maintain lighting, fire and life safety systems and HVAC mechanical systems for the Phase 3 side of the campus which totals approximately 1 million square feet of office space and 1 Data Center. Adjunct duties include training newly hired Stationary Engineers, requisitioning supplies and materials for project work and keeping Leadership informed of project status. Secondary responsibility involves working with more experienced Stationary Engineers in the Central Plant as a project coordinator. The Central Plant provides electrical, domestic water, chilled and hot water for the heating, ventilation and air conditioning (HVAC) of the FTB Campus and critical cooling for two onsite data centers.
