Ensuring that employees reported to work in a timely manner, and if not finding a replacement to fill in. Completing LOTO requests, monitoring the Chiller Plant master to ensure that it is operating to maintain chiller plant parameters. Ensuring that when new procedures policies or equipment are introduced to the plant that personnel have an understanding on how to integrate this into their routine. Also, to complete plant logs and shift turnover reports daily. Be aware of time overtime and timecard issues and correct them as needed working with the timekeepers or upper management. Approve or deny requests from government employees and contractors for changes that they want to make in the plant regarding their daily work keeping the plant operation a top priority.

  • Working as a Maintenance Mechanic Leader with the National Institutes of Health (NIH), Office of Research Facilities (ORF), Division Technical Resources (DTR), Utilities Generation Branch (UGB) duties include but are not limited to:
  • Direct and support various subordinate mechanics, of various grades and abilities, to complete tasks as assigned.
  • Operate desk and laptop computers and handheld devices, inputting and maintaining facilities and equipment information as well as training mechanics on the team.
  • Plan and lay out work from blueprints, sketches, drawings, specifications, guides, codes, and work orders.
  • Troubleshoot, maintain and repair all building facility related equipment in the general trade areas of mechanic, structural, electrical and grounds maintenance. This includes mechanical systems with complex problems and extensive repairs that require judgment to locate electrical malfunctions on equipment such as control circuits, motor control centers, frequency drives, street lighting, large/small complex heating boilers, ventilation, mechanical system controls, electric panels, transfer switches, etc.
  • Use and maintain various types of hand and/or power tools, such as screwdrivers, pliers, wire cutters, soldering irons, cable pullers, hydraulic benders, and pipe threading machines.

Maintenance Mechanic I

  • Responsible for work in the Central Utilities Plant Of NIH. Duties included but were not limited to.
  • Performance of maintenance on 5 high pressure boilers that produce 15,000-200,000 pounds of steam per hour at 165psi campus wide. for a total capacity of 800,000 pounds of steam per hour this included hydrotesting in accordance with ASME requirements. Replacement of valves, piping, gauges, and accessories as needed. Inspection of fire and water sides for damage then performing the necessary repairs. Also coordinating with the plants shift personnel to perform boiler steam safety valve tests.
  • Responsible for preventative maintenance on boiler condensate polishers. This involves inspection of tanks, resin, internal and external piping, and piping connections and seals. Removal/ replacement of resin and cleaning of tanks.
  • Plant duties also include preventative maintenance on steam turbines this includes inspection of turbine maintaining proper alignment and coordinating with plant shift personnel to perform normal overspeed trip tests ensuring proper oil levels and making changes to governors for turbine.
  • Other duties included performance of maintenance of 16 electrically driven industrial centrifugal refrigeration carrier/York units using R12, R22, and R134A. Ranging in size from 300- 5000 tons for a total capacity of 68,000 tons. Work includes inspection, monitoring oil levels, seal and bearing replacements, condenser tube cleaning, oil and filter changes, and maintaining proper alignment between motor gear box and compressor.
  • Plant Duties also included performing preventative maintenance on pumps ranging from 2 - 15,000 GPM this includes inspections, bearing & seal replacements, overhauling, and maintaining proper alignment. Also ensuring adequate flow by cleaning inline strainers.
  • Other duties included performance of preventative maintenance on 20 cooling towers this work includes. Fan inspection of blade pitch and proper torque on blade fasteners. Also repair / removal of damaged blades. Maintain proper alignment between motor and fan gearbox. Replacement/ repair of damaged nozzles, tower fill, and related piping.
  • Also responsible for air handlers ranging from 100- 5000 CFM this included inspections of unit replacement of filters, bearings, seals, belts, and motors as needed. To ensure that units were within specifications.
  • Other duties include performance of preventative maintenance on machinery gear boxes speed increasing and decreasing. Which consists of maintaining proper alignment, lubrication, and clearances. Also performing proper oil and filter changes and inspection of gears for misalignment and damage.
  • Other duties included inspection and repair/ replacement of campus wide fire hydrants and related piping and per NIH Fire marshal requests. This included excavation/replacement of hydrants and related piping and valves.
  • Outside utility duties also included maintaining 4 campus wide tunnels and coordinating with engineering tech to make proper repairs from their reports. Also to maintain supply/ exhaust fans, sump pumps and lighting. To Coordinate with building groups to carry out routine and emergency building utility shutdowns.
  • Other plant duties include performance of preventative maintenance on 3 air compressors that range from 1800-3000 CFM each this consisted of inspection and maintaining proper oil levels and carrying out oil and filter changes to ensure system air pressure campus wide was achieved. Also, we carry out inspection of campus wide system piping and valve connections for leak detection and repair.
  • Tools used in the plant included but are not limited to micrometers, dial indicators, laser alignment, chain falls, cranes, hydraulic jacks, pullers, and presses, air tools, pipe cutters, threaders, benders, various drills, hole punches, specialty tools and a vast array or other tools and equipment.
  • Also report problems to supervisor and request or order of needed supplies and equipment.

  • During 12 hr. shifts Operate and monitor steam & chiller plant operations 24/7 365. This includes but is not limited to, operation of (4) 150,000 btu boilers and (1) 200,000 btu boiler.
