Returned to Midpen as a maintenance tech for Palo Alto Gardens then moved to a lead tech position within 4 months (approx.) and have been working at Kottinger Gardens as the maintenance lead tech / on-site manager.
In this role I have trained multiple new maintenance techs that had less than 1 yr experience in the field.
One has since moved on to take his own property as a maintenance lead.
I currently have 184 units that I oversee.
I've worked alone for over 10 months (est.) during transition periods of rehiring maintenance techs but always manage to pass all my annual inspections from agencies and in-house.
I created and lead 4 MidPen annual meeting breakout sessions with teams of up to 9 ppl yielding great results and positive feedback from fellow Midpenners. In 2026 I was asked to pivot from maintenance based session to a CVII team session.
Preventative Maintenance assistant

Working together with multiple property site managers to schedule and perform Preventative Maintenance unit inspections.
Over 6,000 units inspected annually in over 87+ properties spread over 10 counties.
The goal was to find and complete as many necessary repairs as possible for each apt. in the time allotted for inspections and repairs (1hr per apt.).
Then we log and report all repairs, completed or not, to management for follow up by the property’s site maintenance staff.
Inspect property work order logs and quality of workmanship.
Inspect property MSDS books, maintenance shops and common areas for possible fire, health and safety code violations.
Complete and submit to corporate office a full property Close Out report with property grading, over all scoring, commonalities that need to be further addressed and recommended capital projects for each individual property.

Arrive at each property ready to assume the acting maintenance lead position by taking on the parts/ supplies ordering, vendors, janitors, groundskeepers, work orders, tenant issues, property maintenance and curb appeal.
Being able to start and complete special projects that span over weeks periods while only being scheduled at a given property two to three days per week.
I.E. schedule vendors (Plumbers, Flooring, ect.) to arrive at different properties while I will be on site.
Update Google time sheet with hours worked at multiple properties per week.
Assist supervisor (Director of Facilities) with identifying risk management opportunities while working on each assigned property.
