
Management and customer oriented with 10+years of experience in affordable housing in managing and overseeing multifamily, elderly and/disabled sites of 150+ units.
Practice and be in accordance with, the Agency’s Housing Choice Voucher Administrative Plan and procedures and in accordance with HUD, federal, local and other applicable laws, rules, policies and procedures for targeted special programs such as Veterans Administration (VASH), Family Unification (FUP), Disaster Housing Assistance (DHAP), Family Self-Sufficiency (FSS) Program, etc. Performs a variety of tasks related to assisting in the admission and occupancy of low and extremely low-income families as appropriate within level of expertise.
· Daily operations of HUD/LIHTC property using OneSite.
· Maintain Recertifications, Tenant relations, Managing Tenants
· Maintain property occupancy by advertising and filling vacancies and enforcing leases.
· Collecting rents, paying bills, preparing annual budget, scheduling expenditures, analyzing variances and initiating corrective action and filing evictions.
· Surveying local rent rates comparison.
· Maintain property by resolving resident complaints, enforcing rules of occupancy, unit inspections of vacant and occupancy of unit.
Interview and approve applicants and maintain active waiting list. Periodically update the waiting list to confirm applicant status.
· Maintain occupancy rate per HUD
· Interview/Screen applicants from Waiting List for All housing programs to determine eligibility by verifying all income, allowances and assets
· In compliance with Federal Regulations and PHA policies
· Perform rent calculations to determine rent
· Provide program/resource and referrals as appropriate
· Perform background checks via Online Exchange/Work Number/AlaCourt/HPD Reports
· Prepare Lease and other documents for scheduled Lease appointments
· Process applications to enter into database
· Adhere to Housing Authority/HUD Rules and Regulations
· Perform Administrative duties(i.e emails, answer calls, filing, manage records)
