Raymond Dare

I began investing in real estate in 1988 when I build a Duplex in Modesto. I sold it 6 months later for a very good profit. Since I was always intrigued in Real Estate, I became licensed in 1991.

In 1992 I began my own brokerage, Dare & Associates Real Estate and incorporated the brokerage in 2018 as Dare Real Estate, Inc.

From 1991 to 2003 I specialized in single family home sales. In 2004 I started to partner with a local contractor/friend Mike Johnson with MHJ Construction, Inc. We specialized in new home building. I was project manager with MHJ Construction from 2004 through 2019 (Mike passed away in 2019). During this period I also served as project manager for another friend Mike Schiele with Truckee Mountain Homes, Inc. Between 2004 to 2007 we built over two dozen homes.

When the market began to slow and crash in 2007/2008 we transitioned out of new builds to flipping homes. From 2007 to 2014 we flipped over 150 homes.

In 2013 market values increased in the greater Sacramento area over 30% for the year. So we began to transition back into new home builds. From 2014 to 2020 we built new and also flipped over 50 homes.

Out of over 200 new construction and flip transactions; my company Sac Affordable Housing, Inc. and my self personally built and flipped over a dozen homes.

My wife Sandra Courvisier-Dare personally purchased/rented/flipped 5 properties from 2007 to 2020.

In addition to the new construction builds and flips we also have had a few transactions where we've made private real estate loans.

As experienced home builders, flippers, landlords and investors. We've experienced the various ups and downs of the market over the last 35 years. We understand the importance of "market timing" and understand when the numbers work and when they don't. We no when to walk away when the numbers don't work. Out of over 200 transactions we have lost money on only one transaction, a new build in 2008 when the market crashed. But the money we lost was our own; we have always paid off all of our debts.
