I currently lead an onsite team of five members at Paragon at Old Town - 163 units with 4 retail spaces in Monrovia, CA. This team consisted of a new leasing agent with no property management experience, training, assisting the team to operate at their full potential; including leasing, customer service, communication, and maintenance to ensure high occupancy. I oversee retail components and ensure CAM reconciliation is billed correctly every year.

  • Effectively leading my team to exceed operational goals. We have exceeded rental income and operating expenses. Achieved by conducting weekly check ins, creating leasing goals and target benchmarks to stay over the submarket occupancy percentage.

  • Prepared and approved lease renewal notices keeping 3-6% rental increase based on budget.
  • La Verne Village had a bond income component that requires yearly recertification. I was responsible for collecting all income and re-certification of each household to get final approval from the city.
  • Maintain a 95% or higher occupancy rate, while maintaining general knowledge of the market conditions, competition and lease rates.
  • Respond to complaints, concerns and questions in a timely manner. Using this approach to also inquire about customer service satisfaction.
  • Coordinate and complete annual unit inspections and provide corporate office proper reporting.
