I am a mature professional who is a Summa Cum Laude Institutional Honors Citadel Graduate and I can deliver strong value to any Client through the virtue of hard-work, experience, and dedication embedded within the Charleston Low-Country community and throughout the State of South Carolina. My affiliation with the SVN | Blackstream Charleston Office has originated in February 2020 after 27 years of experience in multiple asset classes of commercial real estate to include retail, industrial, medical office, student housing, land, manufactured housing parks, and site analysis and sourcing. Additionally, I have focused on specific fields of distressed assets such as acting as a Court Appointed Receiver and as a fiduciary for the benefit of all parties most specifically the Court of Appointing Jurisdiction. I am currently one of thirteen SVN|BlackStream Special Assets Group Members. Through the affiliation with SVN | Blackstream the ability to leverage options for a multitude of clients will exponentially increase as the cohesion between Advisors and specific Product Councils provides a database of expertise to call on to fulfill a Client's time is of the essence needs and requests. In order to continue to communicate the wants and needs of Charleston's Citizenry to the Recreation Department, I look forward to being a conduit by which ideas can be translated into new services or facilities that will continue to provide the enjoyment of life that Charleston residents and its visitors have known for generations. It is vitally important to become involved in recreation as it provides balance and if there are any ideas or requests that anyone would wish to be communicated please get in touch with me at any time and I will see to it that they are properly presented. Take advantage of what the City offers and realize it will always exist for everyone who wishes to participate. This is a volunteer position.

I volunteer with other like-minded individuals in a team effort to assist both the Active Duty USCG and the boating community at large. This is a non-military function that is open to qualified individuals who have the interest to expand their horizons. I am a member of USCG Auxiliary Unit 12-8 Division 7 Sector Charleston. We welcome volunteers.

I have worked with the "MUSC Wellness Center" in many aspects to include that of introducing new members to our state of the art facility and acting as the initial point of contact for the Medical Community including Medical Students, Community Members, and many other diverse persons who enjoy having an excellent place to exercise in their community. I have been completely familiar with this integral part of the Medical University of SC since its inception since my late father, Dr. Gilbert B. Bradham, made this idea of his a reality for the benefit of many people.

• Respond to member and guests requests via telephone and personal interaction and effectively answer questions and inquiries.

I worked with International and United States Clients for site analysis, acquisition, construction, interfacing with Governmental Entities, and incentive identification, etc. for Industrial or Commercial concerns. In addition I worked with Attorneys, Banks, Courts, or Owners in a position of financial hardship to handle any real estate concerns in the South & North Carolina Region. I also assisted with relocation out of our area for businesses or individuals. Additionally, I handled individual residential concerns on a case by case basis. I have completed projects to include land acquisition for the Charleston County Parks & Recreation Department, Build-To-Suit Lease for "Charleston Freight Station" / 50,000 SF US Customs Inspection Station for the Port of Charleston, Charleston County School District, acquisition for residential apartment complexes, "930 NoMo" 430 Bed Student Housing Development Serving the "College of Charleston", "Art Institute", "Medical University of SC", etc. I have represented both buyers and sellers in these projects and others while at "Palmetto Commercial Properties LLC" and at "Limehouse Properties" previously.

While with Limehouse Properties I was responsible for multi-layered negotiations for clients who were comprised of buyers, sellers, tenants, and landlords to achieve diversified goals while dealing with the minutiae of the acquisition process. As an aspect of Commercial Real Estate one learns that not every deal pursued ends with success as there are often multiple parties trying to achieve a certain goal to the exclusion of the other. What one must accomplish and take in stride is the experience to take the setbacks with the wins and to persevere in a positive learning manner in everything one enters into. This position at Limehouse Properties goes in the win column along with the affiliation with my lifelong friend Chip Limehouse who was always a part of this Firm.

• Assisted various student housing groups with site analysis and planning during acquisitions.
• Responsible for the coordination of the sale of the 420 Acre Harmony Hall Project at $10M to the Charleston County Parks & Recreation Commission.

Court Appointed Receiver & Shareholder, V.P. for Operations

In concert with our team consisting of Accounting, Legal Counsel, Management Teams, and others we can provide strong and rapid solutions to preserve, protect and identify assets in foreclosure proceedings, CMBS Defaults, or in any other areas required. We are experienced in this arena to include Hotels, Condos, Office Buildings, and multiple other commercial or large residential community concerns. In addition as Realtors, we can provide asset sales or leasing services both before or after legal proceedings end. If all parties see the merit of a third-party management team preserving an asset before legal issues arise we will be pleased to assist at that point also.
