- Ensure that each project is completed in a timely manner on schedule, within budget, and meets all specifications and contractual requirements.
- Evaluate and assess contract terms for any potential risk.
-Coordinate all contract and schedule activities from project award to completion and closeout.
- Manage changes to the project scope, project schedule and assess change order and schedule impacts.
- Monitors progress of jobs through communication with general contractors, managers and superintendents; coordinates follow-ups and delivery dates using written and oral communications; communicates with customers in all areas of approvals, fabrications and delivery.
- Issues all elevator shop drawings follows elevator shop drawings to finalization to fabrication of elevator.
- Coordinates issuance of letters of intent, LADBS city permits and plan checks, DSA and OSHPD approvals.
-Coordinates State variances information with General Contractors and end users.
-Work closely with the internal sales staff, new equipment superintendents and senior leadership to ensure a successful project from both the financial and customer perspectives.
- Coordinate internal and third parties/vendors for material procurement.
- Review contract documents, Scope of Work and Specifications. Pre-bid.
-Liaison between the factory, vendors, Sales and Operations.
- Participates in monthly A/R conference calls with regional collectors. Actively pursues payments and liens as needed.
- Provide billing logs to regional billers as needed.
- Perform all payroll and certified payroll as well as any required activities for certified payroll and prevailing wage projects.
-Create and submit change orders for superintendents.
- Issue all letters of intent to DOSH and pull permits for LADBS projects.
-Create all job folders for field crews.
-Schedule all inspections for superintendents and communicate inspection dates to General Contractors.
- Assists with processing certificates of insurance for new installation projects.
- Supports field superintendents and operation's managers as needed.
- Maintains adjusting and inspection schedule as needed. - - Performs other duties as assigned.
- Generates proposals for code compliance and state work.
-Coordinates work with branch service superintendent, repair manager and service technician.
-Communicates with customers on the items to be completed by customer and what items the Company will complete.
-Processes all preliminary orders as they are sent. Ensures mechanics have copies of preliminary orders; sends letters and proposals (if needed) to the customer.
-Keeps records of the progress of the work to be completed.
-Sends letters of compliance to the State and to the customer when the Company's portion of the work is completed. Files when completed.
-Researches and responds to all inquiries regarding permits, preliminary orders and testing.
- Creates booking packages for all work not covered in contract
-Issues letters of intent and pulls permits and schedules vendors - - Performs other duties as assigned.
- Answer phones and dispatch mechanics, prioritize service calls based off of urgency.
- Maintain down car list.
- Payroll for all service technicians.
-Input all service calls and closeout service tickets.
-Communicate with field.
