The Depot Office building project is a 77,000 sf. core and shell situated over a parking garage podium, with two subterranean parking levels. The 149,000 sf. 3 story building, includes common areas and exterior patio's on 2 floors. The project was designed and built, with sustainable materials and open, flexible office space for future tenants.
Red Car is a design build project partnered with the owners in house architectural firm. It is a creative mixed use concrete four level design, with a ground floor retail space, Much like an artist studio concept, the floor to ceiling window creates a bright and open environment. This project was built using a "board form" concrete finish design, on all interior and exterior walls, columns, planters, etc. The upper level designed with an inverted butterfly roof, concept, complete with steel & hardwood exposed finishes.
Entrada is a 300,000 sf. eleven story creative and mixed use office building. One of its marquis featured designs, is that each office has an indoor/outdoor work environment. The sky bridge level offers outdoor views of the beautiful surrounding city, as well as fire pits, lawn and sand games, and yoga classes all hours of the day. This building has six stories of office space above the sky bridge level, and is located over 5 levels of parking Garage with 2 being subterranean. Lastly, there is a huge decorative exterior steel mural which adds to this buildings unique overall design.
The Mindanao creative office project, involved the remodel and major facade transformation of the current 3-story building into a creative complex for future tenants. The new exterior facade is comprise of 5 different panel types, all manufactured in Switzerland. The interior features more open collaborative spaces, with 17' tall open ceilings finished with custom wood flooring from Germany. Over 15,000 sq. ft. was added to building, and 22,000 sq. ft. of T.I. space was completed. The site received full landscaping upgrade, complete with a rain water cistern harvesting system.
Kelton Apts. was a Spanish themed 48 door student housing podium style project, featuring a custom pool deck, gym, high end lobby over a 3 level subterranean parking garage. The rooms are catered to the high-end clientele including, all students having their own personal wall safes, full kitchens, and expansive living spaces. The roof level feature a full garden, with teak hardwood walk ways, complimented with water pools and steams zig zagging throughout the location.
This was an existing 8 story office building, and separate 5 story parking structure full renovation. The scope included new deco style lobby, with a 2 story structural glass entrances connected to steel portal entrances, finished in an exterior track tile system. All new finishes in all common area baths, (all floors) mech. systems, new elevator facades, flooring and landscaping. The challenge with this project, was not to disrupt the 1,000 existing tenants, occupying all floors in the building, while constructing this tightly schedule driven project.
This 8 story-250 rm. Luxury Hotel & Spa features a Balinese inspired Spa, expansive custom designed pool, area, and signature restaurant, with a roof top bar, and expansive views of the Pacific Ocean. Additional public spaces include: 25,000 SF of event space, including a 8,700 SF ballroom, 6,000 SF event lawn, 10 meeting rooms, "a social room", with a built in bar, and finally the blend cafe'.
The Strathmore project was a 5-story student housing project, consisting of 31 contemporary podium style units, built above 2 levels of subterranean parking garage. This project was situated on a corner lot with a very tricky multi-grade parcel of land. Finally it feature exposed floating structural steel hall/walkways, and was finished with custom exterior cementous facade panels.
This was an 8 story 140,000 SF mid-rise hotel with pool, spa, Bistro bar/lounge, market, 5,000 SF of meeting space, excessive room, and a 7,500SF ballroom. This hotel was located adjacent to the Irvine Spectrum, which offered shopping, and restaurants to the hotel guests.
This project consisted of a updated high end main lobby bathrooms, full bar remodel, mini lounge, and coffee bar. It was detailed project that demanded strict sound requirements, and cleanliness as this was a fully functioning open Hotel.
This project was an existing Historical Building located off campus in East Los Angeles. It was a full renovation built for the construction management division, complete with offices, and boardrooms. This building was shared by the USC police force, including a separate SAFE "Kevlar lined wall finish room" used for gun cleaning. The third section or tenant was a division of the hazmat containment facility. Per the city's Fire Dept, and 50,000 gallon secondary storage tank was required, as precaution in the event of the facility having a fire. This huge underground tank was placed in the existing parking lot approx. 25' below grade.

This was a volunteer retro-fit project. It consisted of 6 separate 4 story condominiums building over 2 level parking garages. We had to install all of the missing sheer walls & hold downs systems, that were never originally installed when these buildings were built. It was a two and half year project, where we needed to remove the tenants in order to install these missing structural members. At the same time maintain the peace with all the remaining/existing people in the other adjacent buildings.
This was Two existing 21 story tower high rise building, that required an entire cold water retro-fit. There was a North and South tower, and I was the foreman/Superintendent in charge of the North. There were 12 condominium units per floor. Every water supplied fixture needed to replaced with copper. Further there were 3 subterranean levels that required replacement as well. The project lasted 2+ years
