● Oversee and participate in the daily maintenance and repair of all campus buildings and grounds.

● Supervise and coordinate the work of one Maintenance Technician, providing guidance, training, and performance feedback.

● Develop and implement a preventive maintenance schedule for all buildings and equipment, including HVAC systems, plumbing, electrical, groundskeeping equipment, and fleet vehicles.

● Respond promptly to maintenance requests using our work order management system addressing any issues that arise and prioritize urgent repairs.

● Maintain accurate records of maintenance activities, including work orders, inspections, and repairs within a work order management platform.

● Manage and maintain an inventory of maintenance supplies and equipment, and order replacements as needed while staying on budget.

● Train and supervise maintenance staff on the use of all equipment, tools, and supplies while following best practices, building codes, and safety protocols.

● Proactively address potential maintenance issues before they become major problems.

● Assist with setting up and cleaning up after school events.

● Perform a variety of maintenance tasks, including but not limited to: HVAC maintenance and repair. Plumbing repairs and installation. Electrical troubleshooting and repairs. Carpentry and general building maintenance. Painting and drywall repair. Minor groundskeeping. Roof and gutter maintenance

• Troubleshoot and perform all necessary repairs to the apartment community, including plumbing, HVAC, carpentry and electrical. Installation of new appliances as needed.
• Ensure resident requested service orders are completed on a timely basis.
• Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times.
• Comply with all OSHA regulations and health, safety and environmental laws.

• Assemble and install HVAC units in residential homes including duct work, piping, and electrical components.
• Ensure installs are completed safely, on time, and to spec
• Handle refrigerants, wiring, zoning systems, and smart technology
• Troubleshoot issues with HVAC systems

• Conducted routine maintenance, including oil changes and brake inspections, enhancing vehicle reliability.
• Build new crate motorcycles and side by sides to sell on the floor.
• Help more senior techs with big jobs and speed up repair time
• Organize wearhouse and maintain a clean work space
• Operate forklift to remove crate bikes
